Project Overview
Quantum Builders was commissioned by Prime Commercial Development Group to deliver comprehensive MEP solutions for a state-of-the-art commercial complex in Riyadh. This prestigious project combined retail spaces, office towers, and entertainment facilities, requiring sophisticated systems to support diverse commercial operations while maintaining energy efficiency and occupant comfort.
Scope of Work
- Complete HVAC systems for retail areas, offices, and common spaces
- Advanced lighting systems with energy-efficient LED technology
- Electrical power distribution for mixed-use commercial operations
- Fire protection and life safety systems for high-occupancy spaces
- Plumbing and sanitary systems for commercial and public facilities
- Building management system (BMS) integration
- Specialized systems for food court and restaurant areas
Technical Specifications
The project featured advanced HVAC systems with intelligent zoning controls to manage different environmental requirements across retail spaces, office areas, and public common areas. Our team implemented energy-efficient solutions with variable refrigerant flow (VRF) technology and demand-controlled ventilation to optimize energy consumption while maintaining optimal comfort levels for shoppers, office workers, and visitors.
Electrical systems were designed to support the complex's diverse operational needs, featuring robust power distribution networks, backup generators, and specialized systems for retail lighting and signage. The lighting design incorporated energy- efficient LED technology with smart controls for different areas, from bright retail display lighting to ambient illumination in office spaces and common areas.
Project Challenges & Solutions
The main challenge involved coordinating multiple contractors and trades while maintaining project timelines for the complex's phased opening. Our team implemented detailed coordination plans, BIM (Building Information Modeling) integration, and regular progress meetings to ensure seamless integration of MEP systems with architectural and interior design elements. Special attention was given to systems serving the food court and restaurant areas, requiring specialized ventilation and plumbing solutions.
Quality Assurance
All installations underwent rigorous testing and commissioning procedures in compliance with Saudi commercial building standards and international best practices. The project was certified under ISO 9001:2015 quality management standards and achieved LEED (Leadership in Energy and Environmental Design) certification for its energy-efficient systems design. Comprehensive training was provided to the facility management team for optimal system operation and maintenance.
